At Energeyes, our home performance experts have looked at moisture control in hundreds of basements and crawlspaces. In fact, the majority of homes in our area have crawlspaces with unsealed dirt floors. It was once thought that merely venting crawlspaces would provide enough air circulation, but research shows that as much as 40% of a home’s indoor air comes from a damp, unsealed crawlspace.

How Vapor Barriers Protect Home & Health
Vapor barriers are made from heavy-duty plastic, much thicker than a trash bag but similar in composition. Once the crawlspace has been cleaned up and any drainage issues have been taken care of, a vapor barrier is applied to keep water away and avoid moisture which causes damage.
Plastic vapor retarder may be applied to the dirt floor of a crawlspace, to the cement or wood footings and foundation and to the underside of floors, including ductwork, joists and insulation. Once the vapor barrier is carefully applied and seams are sealed, moisture can be prevented from penetrating and causing problems. Vapor barriers are used in crawlspace encapsulation along with other sealants to completely seal off the crawlspace area from any outside moisture or air.
